Mr. and Mrs. Ang, both in their early 50s, are parents to three children in their 20s. Together, they co-own an EA HDB flat and three private condominiums. They were eager to upgrade to a dream landed home that would provide ample space for their growing family and create a lasting legacy for their children. However, this dream came with a significant hurdle: they already owned four properties, which meant they would face a hefty $600,000 Additional Buyer's Stamp Duty (ABSD) on the new landed property.

Additionally, much of their funds were tied up in these properties, leaving them without enough cash to finance the new home. They were also concerned about the prospect of taking on additional loans, as the existing mortgage loans on their properties left them eligible for only a 20% loan on the new property. To make matters more stressful, they feared having to rent temporarily during the sale and purchase process, further complicating their plans.

The Outcome:

  • Sold at Record High Prices: In just three months, we helped the couple sell their EA HDB flat and two private condominiums at record-high prices, unlocking substantial cash.

  • Minimized Loan: They secured a minimal loan for the new landed home with a short tenure, ensuring they would be debt-free in just a few years.

  • Retained Passive Income: By decoupling their final private condominium (transferring ownership from Mr. Ang to Mrs. Ang), they successfully avoided paying ABSD on the new landed property while still retaining rental income from the condo.

  • Seamless Transition: The Ang family was able to renovate and move into their new landed home before handing over their HDB flat to the buyer, saving them the time, cost, and hassle of having to rent a place temporarily.

Today, Mr. and Mrs. Ang’s freehold landed property has appreciated by over $800,000, while their private condo has gained close to $200,000 in paper profits. I like to thank Andreas for helping me to secure a buyer for my HDB executive apartment within 2 weeks – an incredible achievement considering that my unit was left unsold for 6 months before Andreas took over. 
 

When we moved to our current EC, I commissioned a real estate agent who was highly recommended by a close friend to help me sell my executive apartment. The property market has by then started to soften because of the government’s fiscal policies as well as increased competition from the increased competition from the increasing number of units that were coming into the market in the Pasir Ris area. We were however confident that our unit will attract buyers because of its location and orientation. It was on a high floor facing a forested area with unblocked view of the sea and Pulau Ubin. 

However, weeks dragged on and I never received a firm offer. This was very disheartening. Finally after 6 months, we decided to appoint Andreas Tan. 

He quickly did his research and presented his findings to us. Firstly, my unit was not properly advertised. Information on my unit layout was also lacking. Further he surmised that since there were a number of new projects that are due to TOP soon, timing is of essence as more units will come into the market. 
 

He did a thorough clean-up, did layout mock-up, created an impressive video clip and started marketing my unit through his contacts and mainstream property classified. Within the first week, I received an offer but he told me to be patient as he thinks he can secure a better price. 
 

By the second week, Andreas’ persistence paid off. He was able to secure a buyer and came to my house to give me the deposit at 11:00pm.
